Our client care pack
Once you agree to our terms and fees for selling property you will then receive our client care pack, either by email or post, depending on your preferences. In this contact pack you will find all the relevant forms we will need you to complete together with some handy guides about selling UK property and the sales process.
Once you have completed and returned the forms to us we can proceed with the process of selling your property. We will draft a contract pack, which will include the details you have provided as well as the deeds to the property, and send this on the buyer’s solicitor.
The buyer’s solicitors will likely have enquiries after going through the details we have provided in the contract pack. We will work with you to provide the buyer with satisfactory answers to all their enquiries.
How long it takes to get through this stage of the selling property process depends on a number of factors, including how long it takes for the buyer to submit their enquiries, and how quickly we can respond with your help.
Signing the paperwork and redeeming your mortgage
Once the buyer’s solicitors are satisfied with the answers to their enquiries we can proceed to signing the contract and the transfer deed.
If you have an outstanding mortgage on the property you are selling we will obtain the necessary redemption figures from your existing mortgage provider. We do this so we know how what amount we must repay upon the completion of your sale to redeem the mortgage.

Exchange and completion
We can exchange contracts when the buyer’s solicitors have completed their processes and their mortgage offer is secured. Once we exchange contracts both you and the buyer are committed to the sale of the property.
On the agreed date we will then be able to complete the sale. To complete the sale the buyer’s solicitors send us the purchase payment, from which we repay your mortgage, the estate agent’s invoice, and any other payments required on completion. The net sale proceeds will be sent to you and you will release the keys to the property.
