Selling in the UK – The Conveyancing Process
- Choosing a solicitor for selling your property and receiving the relevant forms
When you have agreed to our terms and fees, we can draft a contract from the information that you have provided in these forms. The information we send to you will also include the deeds to the property. All of these documents will be forwarded to the buyer’s solicitor.
- Answering any buyer enquiries
If the buyer’s solicitors have any enquiries, we will work with you to provide the buyer with answers to all their enquiries.
- Signing the paperwork and redeeming your mortgage
Once the buyer’s solicitors are satisfied with the answers to their enquiries, we can proceed to signing the contract and the transfer deed. If you have an outstanding mortgage on the property you are selling, then we will obtain the necessary redemption figures from your existing mortgage provider. We do this so we know what amount we must repay upon the completion of your sale to redeem the mortgage.
- Exchange of contracts
Contracts can be exchanged when the buyer’s solicitors have completed their processes and their mortgage offer is secured. Once the contracts have been exchanged, then both you and the buyer are legally committed to the sale of the property.
